Simple Tips For Staging Your Home

Jan 10, 2023

Staging a home is the process of making a house ready for potential buyers to view, if you’re selling your property you don’t want to leave the space as you’d use it in your day to day life and should make a few small changes ready for potential buyers to view.

Staging a home is all about proudly showing off all the perks of your property, while pulling attention away from the drawbacks to entice buyers.

Below we’ve shared some home staging tips that you can follow when putting your property on the market for sale.

Ensure ‘Showroom Level’ Tidiness

Whenever you’re staging a property, your first priority should be getting the property clean, tidy and decluttered in order to get positive responses from potential buyers. Having clutter around the property will make it feel smaller and any mess in general will be unappealing to anyone viewing the property.

You should look to ensure that the property is as clean as it can possibly be, this will make the property feel bigger, more open and allow viewers to better picture themselves living in the property. When possible you should look to use a professional cleaning service to get a showroom quality look for your property.

Use Light To Make Spaces Appear Larger

It’s well known in interior décor and home staging circles that light can make rooms appear to be larger and more open, which is obviously attractive to any would be home buyers as it creates the illusion of a larger property.

There is a wide range of ways that you can play with light when staging your home, the first step should be opening up your window blinds to let in as much natural light as possible, from there you can add in additional lighting in the form of lamps to layer light and use mirrors to reflect light and create the illusion of space.

Highlight In Demand Features

If your home has any features which are in demand, you should look to highlight them when staging a property in order to catch the eye of potential buyers and showcase your home’s selling points. Many homeowners overlook the key features that are useful in day-to-day life, which ends up in a property not being marketed as well as it could be.

You should look to make sure all the helpful little features you enjoy in your regular life are easily identifiable when taking pictures or showing a potential buyer around the property. This could mean ensuring that storage spaces like built in wardrobes are open and visible or using accent colours around important areas to draw the eye of viewers.

Cover Up Any Problematic Areas

Every home has problematic areas, which you ideally don’t want to show off to potential buyers of your property, so the final thing you should consider when staging your property for sale is to cover up and obscure any problem areas which could be off-putting to buyers.

A good example of a problem area that can be easily covered, is scuffs on floors or walls. With floor or wall scuffs you can quickly hide these spots by placing a decorative covering such as a rug or some wall art over the problem spot, which will help obscure issues and make your property look more attractive.
